Average home insurance cost.

What does home insurance cost on average? There is no single number, because premiums are built from your home, your location and your coverage choices. This page explains how the price is set, and the free Cacy app shows published cost benchmarks for the US and Canada.

Why averages vary so much

A national average blends very different markets. A home in a calm inland region can cost a fraction of what the same home costs to insure in a hurricane, wildfire or hail zone. Rebuilding costs also differ: labour and materials in a large city are usually more expensive than in a rural area.

That is why a single average figure is only a rough starting point. The useful question is what homes like yours, in your area, typically cost to insure, and that is exactly what benchmarks are for.

What sets the price

  • LocationThe biggest driver. Weather risk, wildfire and flood exposure, local rebuilding costs and crime rates all vary by state, province and even neighbourhood, so averages differ widely by area.
  • Dwelling coverage amountThe cost to rebuild your home, not its market value. Higher rebuilding costs mean higher premiums, and underinsuring can leave a large gap after a major loss.
  • Home age and constructionOlder homes with ageing roofs, wiring or plumbing usually cost more to insure. Newer builds and fire resistant materials often cost less.
  • DeductibleA higher deductible lowers your premium because you take on more of each claim yourself. A lower deductible does the opposite.
  • Claims historyPrevious claims on the property, and sometimes your own claims record, can raise the price for several years.
  • Coverage add-onsExtras like sewer backup, overland flood, earthquake or scheduled valuables each add to the base premium.

Check benchmarks for your area

The Cacy app shows what home insurance actually costs, built from published data for the US and Canada. Compare your situation against a fair price range instead of a sales pitch, and browse benchmarks state by state and province by province.

Cacy is free, needs no account, and does not track you. It is an educational tool, not an insurer, broker or advisor, and its figures are estimates and published averages, not quotes. Confirm any price directly with a licensed insurer before you buy.
